Boxabl Junior ADU Conversion: The Woodland Hills Owner’s Guide

If you own a Boxabl Casita and the junior ADU conversion components are starting to fail, here’s the straight answer: we stock Boxabl-compatible conversion kits and replacement parts in Woodland Hills, and an installed junior ADU conversion typically runs $4,800 to $11,500 depending on how much of the original system is salvageable. Most conversions are completed in 2 to 4 working days once parts are on hand. The way most owners discover a problem is subtle at first: a door that no longer seals tight against the folding wall, a latch that catches, or a temperature swing in the converted space that wasn’t there six months ago.

We’re an independent service provider in Woodland Hills, not affiliated with Boxabl corporate. What that means for you is we work on these units every week and know exactly which parts fail in Southern California’s dry heat and which ones don’t.

Which Boxabl Models This Applies To

The junior ADU conversion parts we install are specific to the Boxabl Casita 375 and the newer Casita 400-series units. These are the only Boxabl models currently produced for residential use in California, and the conversion hardware differs between the two in ways that matter. The Casita 400 uses a revised hinge pin diameter on the folding partition wall (14mm versus 12mm on the 375), which means a conversion kit ordered for the wrong series will not seat properly. We’ve seen this mismatch cause binding on the track and premature roller wear within months.

How to identify your unit: open the main entry door and look at the manufacturer plate riveted to the inside of the door frame. The model number is stamped there. The plate on a 375 reads BX-375 and the 400 reads BX-400. Before you order anything online, grab that model number and measure the width of your folding partition wall opening. The 375 opening is 72 inches; the 400 is 74 inches. Getting this wrong is the single most common ordering mistake we correct for Woodland Hills owners.

On the OEM versus aftermarket question: Boxabl’s factory conversion kits are well made but the channel rollers are polyethylene, and in sustained heat above 90 degrees they soften and flatten. We stock an upgraded nylon-reinforced roller set that outlasts the OEM spec by roughly three to one in this climate. The rest of the kit, hinges, track, seals, we install factory parts. The labor warranty we provide covers the entire conversion for 365 days.

Signs Your Boxabl Junior ADU Conversion Is Failing

  • The folding wall drags or catches mid-track. This is almost always a flattened roller. Polyethylene rollers deform under heat load, and once a roller loses its round shape, the panel rides on the track shoulder instead of the bearing surface.
  • You can feel a draft at the ceiling line where the partition meets the roof cassette. The compressible seal strip hardens over time in the San Fernando Valley sun. Once the seal loses its rebound, the thermal break is gone and you’ll notice the converted space runs hotter or colder than the main unit.
  • The latch won’t engage without lifting the panel. This means the hinge stack has sagged. It’s usually the bottom hinge pin wearing against its bushing. Ignoring it stresses the frame and eventually pulls screws out of the wall channel.
  • There’s a rhythmic clicking when you open or close the wall. That’s a cracked roller race. Once the race splits, the roller chews itself apart and the debris scores the track. The fix becomes more expensive if you wait on this one.
  • The gap between the floor and the bottom seal is uneven. The leveling feet on the partition’s bottom rail back out over time with repeated open-close cycles. A panel that’s out of level puts uneven load on every hinge above it.

Replacement Cost & What’s Included

Here’s what a Woodland Hills owner should expect to pay, installed:

  • Full junior ADU conversion kit replacement (rollers, hinges, seals, track, latch): $6,800 to $11,500
  • Roller and track replacement only: $4,800 to $7,200
  • Seal and weatherstripping replacement only: $2,200 to $3,600
  • Latch and hinge stack repair: $1,400 to $2,800

These are installed prices, parts and labor together. The range depends on two things: whether your track is still salvageable and whether your unit is a 375 or 400 series. The 400 track is a heavier gauge and almost never needs replacing unless rollers were run to failure. Every quote we give in Woodland Hills is a written price before any work starts, and that price doesn’t change. The workmanship warranty covers the full conversion for 365 days, in writing.

DIY or Call Us?

There’s a real tension to be honest about here. The folding partition on a Boxabl is under spring tension along the top rail, and if you release the wrong fastener in the wrong order, that panel can drop hard and take a hand with it. We don’t recommend DIY on the hinge stack or the spring-loaded top track. What you can safely do: inspect the rollers with a flashlight, check the model plate, measure the opening width, and note which panel binds. That information helps us quote it accurately over the phone. Everything past that, let a trained tech handle it. Call (559) 282-2291 and we’ll walk through what you’re seeing.
